Linar sits on a stretch of Gulf coastline that has been functionally underdeveloped for years relative to what it actually offers: permanent sea views on both aspects, 9 minutes from Dubai International Airport, and direct access to Al Ittihad Road toward Dubai. The location has always been there. What it lacked was a developer with the scale and the commitment to build around it properly. Alef Group is that developer. The project consists of five residential towers and a future commercial tower across 5.5 hectares, with 325 metres of uninterrupted water frontage. Tower A rises 50 storeys and offers units from one-bedroom at 74 sqm to four-bedroom penthouses at 319 sqm. Interiors are specified above the regional norm: 3.3-metre ceilings, full-height glazing, custom cabinetry, porcelain finishes, and smart home systems throughout. The amenity programme across the ground floor and Level 6 deck includes lap and family pools, a wellness centre, co-working spaces, padel court, curated F&B, and landscaped public plaza. The structural feature that distinguishes Linar from comparable emerging-district product is Alef's single-developer masterplan control. The retail spine, the waterfront promenade, the landscape sequencing — these happen because Alef decides they happen, not because a fragmented group of developers eventually agrees. Sharjah's residential market recorded AED 18.5 billion in transactions across Q1 2026, up 40.7% year-on-year, with residential segments accounting for 78% of activity. Freehold reforms have expanded the international buyer pool materially. The project is currently collecting expressions of interest — the earliest entry point in the programme, and the one with the most remaining upside relative to post-launch pricing. Payment plan is 30% during construction, 70% on handover.
